A trainee licence allows you to work in a real estate agency as a sales representative or property manager (PM) under supervision. It’s essential to understand the boundaries of your role and the conditions that apply when performing sales or property management functions.

If you are working as a trainee PM, you must work under the direct supervision of one of the following registered professionals:

  • A registered agent
  • A registered property manager with at least two (2) years of experience
  • A registered sales representative with at least two (2) years of experience and the additional condition of ‘registered property manager’

Understanding your obligations when registered under a trainee registration in SA

Consumer and Business Services CBS prescribe that a trainee must be physically accompanied by their supervisor when performing any of the following functions:

  • Conducting property inspections
  • Making statements or claims about a property or agreement to prospective or existing tenants or landlords
  • Negotiating or granting leases, tenancy agreements, or licence arrangements
  • Ensuring terms and conditions of a lease or agreement are being met

What can you do independently

Fundamentally, you can only perform specific administrative tasks, for example:

  • Answering phone calls
  • Scheduling maintenance appointments
  • Handling trust money
  • Assisting with the preparation of forms and agreements (for approval by a registered agent or property manager)
  • A Sales Representative trainee licence is similar in that you must be under the direct supervision of either a registered agent or a registered sales representative who has held their registration for at least two (2) years.
  • Functions that you can perform independently are similar to a PM, duties include;
  • Answering phone calls
  • Handling trust money
  • Assisting with the preparation of forms and agreements (for later approval by a registered agent or sales representative)
