Working in the NSW real estate industry can be one of Australia’s most promising and successful careers. But, how do you progress within the industry?
A Class 2 real estate licence – NSW is your second step after becoming an Assistant Agent.
Let’s look at exactly what is a Class 2 real estate licence.
It’s a mandatory qualification in NSW for anyone who wants to sell or lease residential or commercial properties on behalf of clients. The Class 2 real estate licence will qualify you to:
sign listing contracts with property owners that enable you to represent them in sale or leasing transactions
advertise and market properties for sale or lease, and organise brochures and advertising copy for newspapers, websites and social media platforms
arrange open houses and private inspections of residential and commercial properties to potential purchasers or tenants
negotiate property purchases or leasing agreements, and work with buyers or tenants to come an agreement with vendors or property owners
assist with the preparation of contracts, to ensure all required documents are completed accurately.
A Class 2 real estate agent – NSW has both knowledge of broad economic trends and specific knowledge of local market conditions. They use this knowledge to advise vendors and purchasers about property values.
For example, real estate agents are asked to provide information about the types of properties that might be popular in a specific local area, and to estimate how much a particular home might bring at auction.
As a Class 2 real estate agent, you’ll be required to work under the supervision of a NSW Class 1 real estate licence holder (or strata managing agent licence holder if you’re working as a property manager). This means you won’t be able to open your own agency or manage rental properties independently.
Your Class 2 real estate licence will be issued by the NSW Office of Fair Trading after you’ve completed your course and submit your application.
How do you earn your Class 2 real estate licence NSW?
By focusing on the skills and knowledge you need to succeed as a real estate professional, we’ve created a simple, clear course structure that will help you earn your qualification quicker.
Entry Education’s Certificate IV in Real Estate Practice (CPP41419) has no formal educational requirements. However, you will be asked to complete a basic language, literacy and numeracy (LLN) quiz before enrolling. Once you’ve passed the LLN quiz, you can begin your course. At this point you’ll be on your way to success as a real estate professional in NSW.
Onwards and upwards?
What is a Class 2 real estate licence and how will it help you?
It all depends on your personal goals and ambitions. The Class 2 licence can be the foundation of a lucrative career buying and selling residential and commercial property in NSW. But if you dream of being your own boss, a Class 2 real estate licence can also serve as a stepping stone to running your own agency.
Once you’ve held a Class 2 real estate licence NSW for two years, you’ll be eligible to undertake Entry Education’s Diploma of Property – Agency Management (CPP51122). This diploma course will qualify you to apply for a Class 1 real estate licence, or strata managing agent licence. A Class 1 real estate licence NSW will authorise you to work as a sole trader, act as a licensee-in-charge for your own real estate agency, and to open and authorise trust accounts for real estate purchase deposits. If you’d like to be right in the middle of the action, both Class 2 and Class 1 real estate licences qualify you to work as an auctioneer. All you have to do is take specified auctioneer units to be awarded your auctioneer accreditation.
