The CPP40521 Certificate IV in Strata Community Management is required for those who want to apply for a Class 2 Strata Managing Agent Licence in NSW.
If you have completed the Certificate of Registration as an assistant strata managing agent for 12 months, completing the CPP40521 will mean you can apply for a Class 2 Licence with NSW Fair Trading, and manage strata and community schemes independently. How long will it take to complete this course?

The Certificate IV in Strata Community Management NSW course is delivered in a self-paced online format, so you can study while continuing to work as an assistant agent. Course completion time will ultimately come down to how quickly you work through the coursework and the time you dedicate to study each week – most students complete study within 12 months.

Assistant agents can complete this certificate alongside their logbook and apply for a Class 2 Licence once both are complete.

What can I do after obtaining this qualification?

Completing CPP40521 satisfies the educational requirement for a Class 2 Strata Managing Agent Licence under the Property and Stock Agents Act 2002 and the Property and Stock Agents (Qualifications) Order 2019.

With a Class 2 Licence, you can work independently to provide management services for strata and community schemes in roles such as:

Strata Managing Agent (Class 2)

Strata Portfolio Manage
Building and Facilities Manager
Strata Trust and Administration Officer

What units will I study?

CPP40521 is made up of 18 units in total: 14 core units and 4 electives, covering the essential skills and responsibilities of managing owners corporations and strata community associations.

In NSW, the Certificate IV in Strata Community Management course must include CPPSCM4085 (Handle strata community funds held in trust) – this is a requirement by NSW Fair Trading for the application of a Class 2 Licence.

The Assistant Agent units are:

CPPSCM4028 – Identify and analyse risks in strata community management
BSBWHS307 – Apply knowledge of WHS laws in the workplace
CPPSCM4009 – Access and interpret legislation in strata community management
CPPSCM3020 – Source and extract information from strata plans

Are there any formal entry requirements for this course?

There are no enrolment requirements for you to begin this property course.

However, prior to commencing the course you will be required to complete an LLND (Language, Literacy, Numeracy and Digital Literacy) assessment, as well as complete an Enrolment Form (this includes providing ID and visa documentation if applicable).

You will also be required to provide a Unique Student Identifier (USI) number. If you do not currently have one you will be able to register at usi.gov.au.
