How real estate licensing works across Australia

Real Estate Licensing in Victoria (VIC)

If you want to enter Victoria’s real estate industry, you’ll need to complete Certificate IV in Real Estate Practice (CPP41419). This course has replaced the Agent’s Representative course. With 18 study units, it will equip you with the necessary knowledge and skills to work as an agent’s representative in any agency across Victoria. Once you gain some experience and decide to take the next step, you can enrol in the Diploma of Property – Agency Management (CPP51122), which allows you to run your own real estate agency as a fully licensed agent.

To maintain your real estate licence requirements VIC, you’ll need to lodge an annual statement and pay a licence fee, notify the agency of any changes to your licence details, comply with industry standards and codes of practice, and adhere to the rules of professional conduct for estate agents.

Real Estate Licensing in New South Wales (NSW)

New South Wales is Australia’s most populous state. From the hustle and bustle of central Sydney to the coastal charm of Byron Bay, NSW is home to the country’s most luxurious – and expensive – properties.

Here are the real estate licence requirements in NSW. To start your career as a real estate agent in NSW, complete the Assistant Agent course with five core units of study and apply for a licence to work as an assistant agent. As an assistant agent, you’ll work under a licensed real estate agent in sales, property management, and marketing.

Next, obtain a Class 2 Licence by completing Certificate IV in Real Estate Practice (CP41419) with 13 online units of study. This qualifies you to work as a real estate agent, but you can’t run your own agency. If that’s your goal, you’ll need a Class 1 Licence. This requires a Diploma of Property (Agency Management) (CPP51122).

In addition to the courses above, you’ll need to complete annual Continuing Professional Development (CPD) to maintain your licence.

Real Estate Licensing in Queensland (QLD)

The appeal of Queensland is undeniable, from the tropical far-north to the capital Brisbane, which is gearing up to become an Olympic host on the world stage. For an aspiring agent, there are few better states to launch your career. Here are the real estate licence requirements QLD.

First, complete the Real Estate Salesperson Registration QLD, which is the entry-level qualification. This qualification enables you to work as a real estate agent under the supervision of a licensed agent. Once you’ve completed the 12 units of study, you can apply for your Certificate of Registration QLD Real Estate from the Queensland Office of Fair Trading.

If you want to work as a licensed real estate agent in Queensland, you’ll need to complete the full licensing course, Certificate IV in Real Estate Practice (CPP41419). This course has 19 online units of study, and on completion, you can apply for your Full Real Estate Licence from the Office of Fair Trading in Queensland. With this licence, you can work as an independent contractor or even open your own agency.

Real Estate Licensing in South Australia (SA)

South Australia is one of the world’s leading winemaking regions and home to a bustling culinary scene.

Real estate licence requirements SA differ slightly from others in the country. Before starting your career, you’ll need to decide whether to begin as a Property Manager or a Sales Representative.

If you decide on property management, you must complete the 13-unit Property Managers Registration course (PMR). Once completed, you can apply to register as a Property Manager with Consumer and Business Services.

Alternatively, if you’d like to start as a Sales Representative, you’ll need to complete the 19-unit Sales Representative Registration SA course. Once completed, you can apply for registration to work as a real estate representative for a land agent. However, this course doesn’t qualify you to run your own agency.

To own your own agency, you’ll need to complete the Land Agent course, also known as the Diploma of Property (Agency Management) (CPP51122).

Real Estate Licensing in Western Australia (WA)

Western Australia is a sprawling and diverse state, making up almost one-third of the country. From crystal-clear waters to ancient rock formations, it’s a destination for exploration and adventure.

If you’re interested in becoming a real estate agent in Perth and Western Australia more broadly, you’ll need to meet the real estate licence requirements WA and register with the Department of Mines, Industry Regulation and Safety (DMIRS).

To start, complete the Restricted Sales Registration WA course. This real estate course includes 13 online units and provides you with the necessary qualifications to work in residential, commercial, and rural sales. However, you won’t be able to work as an independent contractor or start your own agency with this qualification.

If you have big ambitions, undertake the Unrestricted Real Estate Registration course, also known as Certificate IV in Real Estate Practice (CPP41419). This course includes 18 online units and allows you to work in both sales and property management. Once you’ve completed this real estate course and are registered with DMIRS, you can work as a licensed real estate agent and property manager.

If you dream of opening your own agency or working as an independent contractor, complete the Diploma of Property Agency Management WA (CPP51122). This course includes 12 online units of study plus any bridging units required from Certificate IV in Real Estate Practice.

Real Estate Licensing in Tasmania (TAS)

Entry-level agents must complete the Tasmania Agent’s Representative Registration, also known as Certificate IV in Real Estate Practice (CPP41419). This 18-unit course provides training in real estate practice. You can then work as a licensed real estate agent in sales and leasing.

If you want to secure a more comprehensive license, the Tasmania CPP51119 Diploma of Property (Agency Management) is your next step. This 12-unit course delivers the educational requirements needed for application to the Tasmania Property Agents Board for a Real Estate Licence or Property Manager Licence. If approved, you can run your own agency and hire sales representatives.

Real Estate Licensing in the Northern Territory (NT)

The real estate industry in the Northern Territory offers plenty of opportunities for those interested in a career in this field.

To become a qualified real estate agent, you must complete either the CPP51119 Diploma of Property (Agency Management) or the CPP41419 Certificate IV in Real Estate Practice. From there, you can apply for a licence from the NT Government Department of Mines, Industry Regulation and Safety for a Real Estate Licence or a Business Agent Licence.
