Have you been wanting to learn how to become a real estate agent in Canberra? If you are, earning qualifications in real estate may likely be one of the best decisions you’ll ever make! With the Canberra property market soaring, there’s never been a better time to get started in real estate.

In July, Tim Lawless from property data company CoreLogic told the Financial Review that Canberra’s “housing market has hardly skipped a beat through the COVID pandemic”, with values rising every month since September 2019. In saying this, it’s not just Canberra’s residential real estate market that’s booming, the bush capital’s commercial market is too!

However, becoming a real estate agent in Canberra requires you to complete a certain level of required study with a registered training organisation in order to earn the necessary qualifications.

If you want to learn how to become a real estate agent in Canberra, you’ve come to the right place. As the leading provider of real estate training in the ACT and the rest of the country, Entry Education makes gaining your real estate licence an engaging, efficient, and stress-free process.

Before we take a closer look at how to become a real estate agent in ACT, let’s take a closer look at the current state of the Canberra market.

The state of the Canberra property market

Financial Review property reporter, Martin Kelly, recently wrote that commercial office sales were on track to hit a record $1 billion this year. Long-term government leases and contracts make the capital city a honeypot for investors.

Canberra joined Sydney and Melbourne in June when its median house price surpassed $1 million. Smart Property Investment also reported that clearance rates at Canberra auctions were more than 80% so far this year.

Australia’s capital city has a rapidly growing property market, and this makes it a great place to work as a real estate agent, but there’s more.

If you’re lucky enough to live in Canberra, you’ll know that residents enjoy an inner-city area designed by the renowned American architect Walter Burley Griffin. The surrounding suburbs, which came later, are like separate linked towns with beautiful natural spaces.

The city has many remarkable features that make it one of the country’s best places to live and work.

Did you know Canberra also has a NASA base? It’s true! The Canberra Deep Space Communication Complex is one of three stations in the world’s Deep Space Network that provide vital communications between spacecraft in our solar system and mission teams on earth.

When NASA has a base in the ‘Berra’, you know you’re onto a good thing, right?

So, what does this all mean for you?

This means that there’s never been a better time to learn how to become a real estate agent in Canberra! Becoming a real estate agent isn’t all just about reaping financial rewards, it’s also a highly fulfilling career (along with the benefits of living in a beautiful, fascinating city!)

How to become a real estate agent in Canberra

There are three ACT real estate courses that’ll qualify you for roles in the industry. They are:

  1. Certificate of Registration (Assistant Agent)
  2. Class 2 Licensing course (Completion of CPP41419 Certificate IV in Real Estate Practice)
  3. Class 1 Licensing course (Partial completion of CPP51119 Diploma of Property – Agency Management)

For a closer look, let’s break down the inner workings of each course.

1. Certificate of Registration course

This is the entry-level qualification that’ll get you in the door of real estate agencies across Canberra. If you’re new to the industry or are already working in an administrative capacity at an agency and are looking to upskill, then this is the course for you.

With your Certificate of Registration, you can work for a licensed real estate agent in property sales, marketing, or property management. This means you can market and sell residential and commercial properties or negotiate rentals and leases alongside a fully qualified agent. The Certificate of Registration does not qualify you to open your own agency.

There are five core units of study in this course and no academic prerequisites.

Once you complete your course, you can register with Access Canberra to work as a real estate agent in the ACT. There’s never been a better time to launch a career in real estate.

2. Real Estate Licensing course

Completing this course will allow you to apply for your Class 2 real estate licence, which will qualify you to work independently across Canberra.

As a Class 2 licensed real estate agent, you can work in residential and commercial sales and property management.

Being a real estate agent in Canberra is an exciting and rewarding job. Take this important first step. Seriously, it’s your move.

There are 18 units of study in this course that covers listing property for sale and lease, negotiating property transactions effectively, developing a strategic business plan and more.

While on-the-ground experience provides immeasurable insight into real estate practice, completing your Class 2 real estate licence course with an accredited provider will provide the credentials you need to become a leading agent.

Once you’ve completed the course, you can apply to Access Canberra for your Class 2 real estate licence.

3. Class 1 Licensing course (CPP51119 Diploma of Property – Agency Management)

If you want to work in senior roles including Principal Agent or Agent Director, or even run your own agency, then this is the course for you.

The Diploma of Property (Agency Management) is sometimes called the ACT ‘Licensee-in charge course’. Don’t worry, though, as it’s the same course!

The diploma course is designed for working professionals who have already completed their Certificate IV in Real Estate Practice (CPP41119), and have their ACT conditional real estate licence.

There are 12 study units in the course. These are broken down into seven core units and five electives. At Entry, you can complete these units online in your own time with our dedicated student support.

For current real estate holders who need to upgrade their qualifications before the June 2024 deadline, contact Entry today to discuss the best option that recognises your prior experience and knowledge.

Once you’ve completed the Diploma of Property (Agency Management) course, you can apply to Access Canberra for your unconditional real estate licence.

What makes a great real estate agent?

Think about this question if you’re serious about learning how to become a real estate agent in Canberra. A successful real estate career is built by word of mouth and the reputation you have in the community in which you work.

Here are five attributes to strive for if you’re aiming to be a respected, top-selling real estate agent.

  1. Be professional – make sure you’re accessible, authentic, friendly, supportive and on time.
  2. Keep your market knowledge current – know what’s going on in your patch, so you can answer client questions; provide sound advice and recognise an opportunity when you see one.
  3. Keep your skills updated – maintain your CPD (continuing professional development) requirements and expand your technical skills so that your Zoom meetings and virtual property tours are professional and tech-savvy.
  4. Stay in touch with your clients – don’t end the relationship when the sale closes. Keep in touch, phone occasionally and ask how they are, send personalised annual greeting cards, calendars, or fridge magnets. Consider every new client experience the beginning of a lifelong professional relationship.
  5. Polish your shoes – we’re serious! Be a shoe snob. Your shoes say more about you than you think.

Entry Education also offers a CPD Real Estate course (Continuing professional development) for current agents who are looking to stay up to date with current requirements whilst expanding their skillset.

To maintain your licence as a real estate agent in the ACT, you must complete a set number of CPD points each year. If you’re unsure about CPD requirements, contact Access Canberra to find out more!
