If you’ve done your research, you’ll know that real estate is not an industry you can just step into; you’ll not only need the people skills, but you’ll also need to complete specific study requirements that are necessary for qualification. To work in real estate in Western Australia, you need to complete a real estate course with a registered training organisation.

The state of WA’s property market
Western Australia’s property market is experiencing record growth – as of April 2026, the median dwelling price in Perth has reached a new high of $1,024,000.
This median price is a result of an annual price growth of 21.5% since April 2025. Perth is now the third most expensive capital to buy a home, after Sydney and Brisbane.
In 2026, KPMG forecasts Perth’s dwelling prices to grow by up to 13% over the next 12 months, with median house prices expected to reach $1.2m by the start of 2028. Unit prices are expected to hit a median of $753,000 by the end of the same period.

How do I become a real estate agent in Western Australia?
Becoming a real estate agent in Perth requires you to achieve a relevant study qualification for the type of work you want to do – whether it’s in property sales or property management.
There are four real estate courses specific to Western Australia
After you successfully complete the course you’ve chosen, you need to apply to the Department of Energy, Mines, Industry Regulation and Safety (DEMIRS) for registration to work in the real estate industry.
1. Entry level – Restricted Sales Registration course
The Restricted Sales Registration course covers the skills and knowledge needed to work as a real estate agent in Western Australia.
You’ll be able to work in commercial and residential property, as a buyers agent, a business broker and other property sales-related roles.
There are 13 units of competency in the Restricted Sales Registration course. These include appraisal of property, establishing vendor relationships, selling property and preparing to work with real estate trust accounts.
These 13 units prepare you for a successful career in real estate and are conducted entirely online with student support. The units are taken from the Certificate IV in Real Estate Practice CPP41419.
There is no study pre-requisite for the Restricted Sales Registration course – you can sign up and start learning without having any prior experience or knowledge of property sales.
After you complete the course and register with DEMIRS, you can work in a sales role under the supervision of a fully licensed real estate agent in any real estate agency across Western Australia.
2. Entry level – Restricted Property Management Registration
The Restricted Property Management Registration course covers the skills and knowledge required for managing property on behalf of owners and investors.
Property management includes appraising and marketing properties for lease, establishing relationships with landlords and managing tenant relationships – it is a highly-demanded service that involves stewarding a property and delivering maximum value for owners.
You’ll study 12 units of competency that are taken from the Certificate IV in Real Estate Practice Certificate and, after you’ve registered with the Department of Energy, Mines, Industry Regulation and Safety, you’ll be able to work as a registered property manager across Western Australia.
Like the Restricted Sales Registration course, there are no study prerequisites for this course – it is suitable for anyone looking to start working in the real estate industry.
Property management is a great career if you enjoy working with people and assisting them in making life-changing decisions about where they’re going to live. You’ll prepare tenancy agreements, liaise with tradespeople and conduct property inspections
3. Work in both sales and property management – Unrestricted Real Estate Registration (Certificate IV in Real Estate Practice CPP41419)
The Unrestricted Real Estate Registration course (also known as the Certificate IV in Real Estate Practice CPP41419) covers both sales and property management skills.
Once you’ve completed the course and registered with the Department of Energy, Mines, Industry Regulation and Safety you’ll be able to manage and conduct sales for residential and commercial property across Western Australia. It’s an essential certificate for licensed real estate agents in Western Australia.
This complete CPP41419 Certificate IV course has 18 units of competency. Some of these units are part of the Restricted Sales Registration course and Restricted Property Management course. Participants who have already completed the same units in prior studies may be eligible for Credit Transfer (CT), which allows the course to be completed quicker.
There is no requirement to complete the Restricted Sales Registration or Restricted Property Management courses prior to enrolling in the CPP41419 Certificate IV course.
Completing the Unrestricted Real Estate Registration course does not meet the requirements for a full real estate licence. To work as a sole trader or run your own agency, you’ll need to complete the additional 12 units of study in the Diploma course.
4. Run your own agency – CPP51122 Diploma of Property (Agency management) CPP51122
The CPP51122 Diploma of Property (Agency Management) course is the highest real estate study qualification in Western Australia. With the CPP51122 Diploma of Property (Agency Management), you will be able to obtain a full Real Estate Licence from DEMIRS.
A full real estate licence will enable you to run your own agency, work as a Principal Agent, or work as an Agency Director.
There are 12 units of competency in the agency management diploma, and these include managerial skills such as managing operational finances, developing a marketing and service strategy in real estate and managing customers and staff.
To obtain a full Real Estate Licence or triennial certificate you need to have completed both the 18 units from the Certificate IV in Real Estate Practice and the 12 units from the Diploma of Property. You’ll also need at least two years experience in the industry.
It sounds like a lot, but remember the entry level courses we’ve discussed here are composed of units that make up the Certificate IV in Real Estate Practice. Completing units in entry level courses can make you eligible for Credit Transfer (CT), which exempts you from the same units in advanced courses like the CPP51122 Diploma of Property (Agency Management) course.
